What we check on a Birmingham property
- The local authority search comes from the council for the address: Birmingham City Council, or Solihull, Sandwell, Dudley, Walsall or Wolverhampton.
- The drainage and water search comes from Severn Trent.
- The Black Country — Dudley, Sandwell, Walsall and Wolverhampton — sits on the former South Staffordshire coalfield, and parts of it on old limestone mines. For those addresses a mining search is needed, and we tell you when it is.
- Near the HS2 line into Birmingham, the searches show whether the property is affected by the route or its works.
- Flats in taller blocks: your lender may ask about the safety of the external walls (an EWS1 form), and we check what the Building Safety Act 2022 protections mean for your service charge.

Will a mining search delay my purchase?
Rarely. It is ordered with the other searches at the start, and the result usually arrives within days. If it shows old workings near the property, we explain what that means and whether your lender or surveyor needs to see it.
Can you act if I am buying with a partner who lives in Bulgaria?
Yes. Both of you are identified online, both of you sign in front of a witness where you are, and the money must come from accounts in your own names, with evidence of where it came from.
Do I need to come to London?
No. Identity checks are online, meetings are by video or phone, and documents are signed in Birmingham, in front of an independent witness.
Does the fee change because the property is in Birmingham?
No. Our legal fee depends on the transaction, not the place, and the same published fee table applies wherever the property is in England or Wales.
