What we check on a Bristol property

  • The local authority search comes from the council for the address: Bristol City Council, or South Gloucestershire, North Somerset or Bath and North East Somerset.
  • The drainage and water search comes from Wessex Water, which runs the sewers; the water itself is supplied by Bristol Water.
  • The former Bristol coalfield runs under the east of the city and into South Gloucestershire, around Kingswood. For addresses there a coal mining search is needed, and we tell you when it is.
  • Bristol has many listed buildings. If the property is listed, alterations need listed building consent, and we check that past works had it.
  • Flats in taller blocks: your lender may ask about the safety of the external walls (an EWS1 form), and we check what the Building Safety Act 2022 protections mean for your service charge.

Good to know when buying in Bristol

  • Many Bristol flats are conversions of older houses. We check the lease covers the roof, the walls and the shared parts, and how the repair costs are split.
  • A flat in a converted house can come with a share of the freehold. We explain what that means for you and your neighbours.

FAQs

The flat is in a listed building. What does that change?

Mostly what you can alter later: windows, walls and fittings may need consent. Before you buy, we check whether past changes had consent, because putting that right falls on the owner.

Who repairs the roof in a converted house?

It depends on the leases. In some, the freeholder repairs and recovers the cost; in others, the top-floor flat owns the roof. We read the lease and tell you what you would be taking on.

Do I need to come to London?

Does the fee change because the property is in Bristol?
