What we check on a Cardiff property
- In Wales you pay Land Transaction Tax to the Welsh Revenue Authority, not Stamp Duty. The rates and reliefs are different: we work out what applies to you and file the return.
- The local authority search comes from the council for the address: Cardiff Council, or Newport, the Vale of Glamorgan, Caerphilly or Rhondda Cynon Taf.
- The drainage and water search comes from Dŵr Cymru Welsh Water.
- The South Wales valleys, just north of Cardiff, are the former South Wales coalfield. For addresses there a coal mining search is needed, and we tell you when it is.
- Flats in taller blocks: your lender may ask about the safety of the external walls (an EWS1 form), and we check what the Building Safety Act 2022 protections mean for your service charge.
Good to know when buying in Wales
- Buying to let? In Wales tenancies are occupation contracts under the Renting Homes (Wales) Act 2016, and landlords must register with Rent Smart Wales. We explain what applies before you buy.

- Everything is done remotely and in Bulgarian if you prefer: Wales is part of our work, not an exception to it.

Do I pay Stamp Duty on a house in Cardiff?
No. In Wales it is Land Transaction Tax, paid to the Welsh Revenue Authority. We work out the figure, file the return and pay it from the completion money.
Can a solicitor from London act on a property in Wales?
Yes. Solicitors of England and Wales act on both sides of the border, and the conveyancing is the same. The differences are the tax and the landlord rules, and we deal with both.
Do I need to come to London?

Does the fee change because the property is in Cardiff?
