Bulgarian-speaking solicitor for Leeds property
Buying, selling or remortgaging a home in Leeds or elsewhere in West Yorkshire, with a solicitor who speaks Bulgarian. Our office is in London; the work is done remotely, and you do not need to travel.
Working with us from Leeds
Yelda Rashid practises from Taylor Rose’s office at 69 Carter Lane, London. Clients in Leeds, Bradford, Wakefield and the rest of West Yorkshire work with us in exactly the same way as clients in London:
- Your identity is checked online.
- Meetings are by video or phone, in English or Bulgarian.
- Documents are signed where you are, in front of an independent witness.
- Money moves by bank transfer, from an account in your own name.
- You get regular written updates, and you can call us with questions.
What we check on a Leeds property
- The local authority search comes from the council for the address: Leeds City Council, or Bradford, Wakefield, Kirklees or Calderdale.
- The drainage and water search comes from Yorkshire Water.
- Parts of the Leeds district lie on the former Yorkshire coalfield, especially to the south and east, so for those addresses a coal mining search is needed. We tell you when it is.
- Leeds still has many back-to-back terraced houses. Some lenders will not lend on them, so we check your lender’s position early, along with the rights over shared yards and passages.
- Flats in taller blocks: your lender may ask about the safety of the external walls (an EWS1 form), and we check what the Building Safety Act 2022 protections mean for your service charge.
Good to know when buying in Leeds
- Around the universities, many houses are let to students. If you are buying one to let, we check whether it needs an HMO licence and whether one is in place.
- Many city-centre flats are in converted mills and warehouses. We check the lease covers the structure and who pays for the building’s repairs.
- A back-to-back house often shares a yard or a passage with its neighbours. We check the title gives you the rights you need to use them.
FAQs
Can I get a mortgage on a back-to-back house?
Often, but not from every lender, which is why it is worth knowing before you make an offer. Ask your broker to confirm the lender will accept one, and we check the title for the shared rights these houses depend on.
What is an HMO licence?
A house let to several people who are not one household — typically students or sharers — is a house in multiple occupation, and larger ones need a licence from the council. Letting without one can mean a fine, so we check before you buy.
Do I need to come to London?
No. Identity checks are online, meetings are by video or phone, and documents are signed in Leeds, in front of an independent witness.
Does the fee change because the property is in Leeds?
No. Our legal fee depends on the transaction, not the place, and the same published fee table applies wherever the property is in England or Wales.
