What we check on a Leicester property
- The local authority search comes from Leicester City Council inside the city, and from the district council outside it: Blaby, Charnwood, Harborough, Oadby and Wigston and the others.
- The drainage and water search comes from Severn Trent.
- North-west Leicestershire, around Coalville and Ashby-de-la-Zouch, lies on the former Leicestershire coalfield. For addresses there a coal mining search is needed, and we tell you when it is.

The seller cannot find the building regulations certificate for the loft. What now?
It is common with older conversions. Depending on the age of the work, indemnity insurance or a certificate from the council may be the answer, and your lender has a say. We explain the options before you exchange.
My parents in Bulgaria are giving me part of the deposit. Is that allowed?
Yes. Your lender needs to know, your parents sign a gifted deposit declaration, and we need evidence of where the money came from, including bank statements from Bulgaria. We tell you exactly what to send.
Do I need to come to London?
