What we check on a Liverpool property

  • The local authority search comes from the council for the address: Liverpool City Council, or Wirral, Sefton, Knowsley or St Helens.
  • The drainage and water search comes from United Utilities.
  • St Helens and parts of Knowsley lie on the former Lancashire coalfield. For those addresses a coal mining search is needed, and we tell you when it is.
  • Leasehold houses are common on Merseyside, and Liverpool City Council is the freeholder of thousands of former council homes sold on long leases. We check the lease length, the ground rent and who the freeholder is.
  • Flats in taller blocks: your lender may ask about the safety of the external walls (an EWS1 form), and we check what the Building Safety Act 2022 protections mean for your service charge.

Good to know when buying in Liverpool

  • Selling a leasehold home where the council is the landlord? The council supplies a seller’s pack (LPE1) for a fee, and it is worth ordering early.
  • Some leaseholders can buy the freehold of their house. If that is open to you, we explain the cost and whether to do it before or after the sale.
  • Many flats in the city centre are in converted warehouses and newer towers. We check the service charge, the building safety position and what the lease says about repairs.

FAQs

Is a leasehold house a problem?

Not in itself. What matters is how long the lease has left, whether the ground rent rises, and whether the freeholder’s consent is needed for changes. We check all three and tell you before you commit.

The council owns the freehold of the house I am selling. What do I need?

A leasehold pack from the council, known as an LPE1, which the buyer’s solicitor will ask for. We order it at the start so it does not hold up the sale.

Do I need to come to London?

No. Identity checks are online, meetings are by video or phone, and documents are signed in Liverpool, in front of an independent witness.

Does the fee change because the property is in Liverpool?
