What we check on a London property

  • The local authority search comes from the borough the property is in — each of the 32 London boroughs, and the City of London, answers its own.
  • The drainage and water search comes from the water company. For most of London that is Thames Water.
  • Many London homes are leasehold flats. We check how many years are left on the lease, the ground rent and the service charge before you commit. Under 80 years, extending the lease costs more, so we tell you early.
  • London sits largely on clay, which shrinks and swells. If the environmental search flags ground stability, we explain what it means and when to ask your surveyor.
  • Flats in taller blocks: your lender may ask about the safety of the external walls (an EWS1 form), and we check what the Building Safety Act 2022 protections mean for your service charge.

Good to know when buying a London flat

  • Ask the agent early for the length of the lease, the ground rent and the latest service charge budget: they decide the price as much as the flat does.
  • A flat in a converted house can come with a share of the freehold. That changes what you are buying, and we explain how.
  • If the seller has already served notice to extend the lease, the right to the extension can often pass to you with the sale.

The flat I want to buy has a short lease. Should I still go ahead?

Possibly, but find out first what extending it will cost. Below 80 years the price of an extension rises, and some lenders will not lend on a short lease. We check the lease early and tell you where you stand.

What is a share of freehold?

The flat owners together own the freehold of the building, usually through a company. You still have a lease of your flat, but the owners control the building, and can often extend their own leases at little cost.

Do I have to come to the office?

No. Identity checks are online, meetings are by video or phone, and documents are signed where you are, in front of an independent witness.

Does the fee change because the property is in London?

No. Our legal fee depends on the transaction, not the place, and the same published fee table applies wherever the property is in England or Wales.
