What we check on a Manchester property
- The local authority search comes from the council for the address: Manchester City Council, or Salford, Trafford, Stockport and the other Greater Manchester councils.

Good to know when buying in Manchester
- Leasehold houses are more common in the North West than in most of England. If the house you like is leasehold, we check the lease length and the ground rent before you commit.
- A new-build apartment may be sold before the building is finished. We check the developer’s contract, the deadline for completion and what happens if the building is late.

FAQs
What is a chief rent, and should it worry me?
It is a small fixed yearly payment attached to some freehold houses, common around Manchester. It is usually a few pounds, but it has to be paid, and the owner of the chief rent has rights if it is not. We check whether the house has one and explain it before you exchange.
The estate agent and the other side’s solicitor are in Manchester. Is that a problem?
No. Solicitors deal with each other by email and post, contracts are exchanged by phone, and completion money moves by bank transfer. Distance makes no difference to any of it.
